Luxury Homes (Building Process)

The custom home building experience should be both exciting and enjoyable. With proper planning and communication, you will watch you're future home go from empty lot to just that, a home.  Home building is both art and engineering.  It is a process of organization, details and decisions that culminate in the end into a structure of beauty and functionality that will last for generations. 

The outline below highlights some of the significant events along the way to owning an Illinois Luxury Custom Home. 

The Initial Interview
This is the first face to face meeting you will have with either Kurt or Paul.  If we have not already determined where you wish to build or what you wish to build, this is the meeting where we try to clarify the direction you wish to go.  If you have a lot and your own blue prints, we are off to the races.  If you need us to help you select a lot, we can search on line and visit various properties until we find the one that's right for you.  

If you need help in selecting a home plan, we work with award winning national designers and can help you find exactly what you want.  We will work with you during the interview process or you can search on-line at your leisure until you find the home that's right for you.  We can also refer you to one of our Architects if wish to go that rout.

The Bidding Process
Once you have selected a house plan and building site, we will send the prints out to the various trades and get multiple quotes from qualified subcontractors for any work we do not complete in house.  This includes electric, plumbing and HVAC to name a few.  We will accumulate and compare the information and select the vendors that we feel can get the job done with the highest level of quality at a reasonable price.

The subcontractor bids will be added to the lot price, our management fees and a set of generous allowances for items that you will select during the process that are often not known at this time (i.e. appliances, flooring, light fixtures, plumbing fixtures, etc.).

Pre Contract Meeting
At this meeting, we will present you with a quote on the expected cost to build your home and will address any questions, comments or concerns you may still have prior to moving forward. 

Contract Meeting
This is where your ownership and building experience truly begins. At your contract meeting, you will be presented with a purchase agreement and various addenda that constitute the legal understanding regarding the purchase of your new home.

This meeting is designed to give you a clear overview of the selection, construction, and warranty processes. After this meeting, you should have a realistic understanding of what to expect during and after the construction process and move in date have passed.

Selection Meeting
Now you can begin the exciting process of personalizing your new home. A custom home builder team member will guide you through the selection of options and the customizations. Transform your home into the space of your dreams with items like upgraded countertops, and personal details such as built in cabinets, inlayed hardwood flooring or custom theater rooms to name a few.
 
Pre-Construction Meeting
You will be introduced to your production team who will review your selections, any special requests, and the site plan for your home. We'll also provide helpful guidelines on safety, security, and answer any questions you might have about the construction process.

During this meeting, you and your production supervisor will walk through your new home just prior to the installation of the drywall. This will help you gain an understanding of how the framing and mechanical systems of your new home work.

Pre Settlement Orientation
As your home nears completion, the last formally scheduled meeting with your production supervisor will include important information about your warranty and the completion of your home's final inspection.

Closing
At closing the Title and other documents conveying your new home to you will be executed and delivered. Congratulations on your new Illinois Luxury Home!
